My Values

  • Clear boundaries – This is not a ‘it’s just another instruction business’ between Agency, Seller, Buyer, conveyancer ETC we have to be the right fit and, in some cases, work together for 6 months plus with average conveyancing window being 16 weeks. Many of us fall into the habit of people pleasing and telling clients what they want to hear. I have set this business up to provide modern solutions that work and get better results.
  • Openminded and growth mindset – the world is an ever-changing place and so is the property industry. My mind is open and working with vendors with that same mindset is critical. Why? Because Estate Agency is no longer getting the same result. We must create points of difference if we are looking for better outcomes by standing out from our competition.
  • Over communicate – As you move up the typical Estate Agency ladder you begin to become further away from what really matters and that’s the clients that we serve. Upon instruction we set up a WhatsApp group which is available to you around the clock – avoiding the corporate telephone tennis but you are always just a phone call away. Two-way accountability!
  • Structured and clear processes – Estate Agency can be made extremely difficult and for most can be one of the most stressful things they embark on. I am here to cut out the noise, unnecessary hurdles with a step-by-step plan of how we will not only protect but maximise your outcome to help you onto your next chapter.
  • Commitment – 100% – I am all into the process, which I expect of our clients and ultimately, we expect of buyers so why should the agent and sellers be. If you are looking to just dip your toe in and ‘test’ the market or ‘if we get x figure we will move’ I am probably not the right fit for you.
  • Trust – without meaningful relationships there is no grounding – two-way accountability, effective communication, respect with boundaries builds trust which is critical when dealing with most people’s biggest asset. Say what you mean and mean what you say plus doing what you say you are going to do!

My Story:

Firstly, thank you for visiting my page and taking the time to read through my story – your support is greatly appreciated.

My journey in Estate Agency started back in 2020, mid-way through my university studies with the results of covid my placement job as part of my university business course had been pulled from beneath by feet just two weeks before the start of the next university year. I thought to myself I am not ready to go straight in and complete my third year and what is the best option. I had also been interested in property and dealing with people. I then hit the streets with my several copies of my CV in hand and went to the best local estate agents in the area. After a back garden interview due to social distancing a local firm agreed to take me on and this is where my career all started!

During my first year had the pleasure of working with some real top agents who showed me the core principles and process of being a high performing agent, many of which I still speak to and see to this day!

From here I then completed my final year of my business course which led to a year as a commercial finance broker where I worked with Small and medium sized business liaising with Directors, CEO’s and Finance directors who were running businesses in excess of £16 Million turnover in some cases. This opened by eyes in the finance world, from cold calling 120 new businesses a day, to writing loan proposals for almost half a million pound, to closing large deals in a high-pressure environment. For those still reading, if you have seen the film ‘Wolf of Wall Street’ this paints the picture well, to which I decided this was not for me and still that big itch to scratch in returning to Estate Agency. To which I then returned to the original company I first started my career in, focusing on providing value to local homes sellers – I WAS BACK!

After promotions within this business and a corporate buyout, I decided to put my big boy pants on and test my skills in the deep water of the Cambridge property market. Not only was this market a challenge in itself but I was tasked to rebuild a struggling Agency business from the ground up. After plenty of hard graft, late evenings, recruiting a whole new team, a vigorous compliance audit and plenty or corporate red tape I was able to jump start the business achieving an annual income of almost a quarter of a million-pound income across both sales and mortgage services. By the time I had left this business, I received an award for best branch turn around for the year – some great learns, I absolutely loved it!

Building my own business has always been a dream of mine since I was a young boy which led me to speaking with a renowned estate agency business coach mentor and owner within Cambridgeshire. Leaving Cambridge was a sad moment for me as I loved the hustle and bustle of working within the city but also the array of clientele alongside everything that I had worked hard to build. As a managing director of a successful group within Cambridgeshire, he agreed to take me under his wing with future prospects to build another business in Cambridge together one day! This year was a real turning point for me where I was able to really take my skills and mindset to the next level and learn a new modern way of estate agency.

Many of you reading this may agree but the Estate Agency industry has been a dinosaur industry for decades with agents still doing the same things and now getting poorer results. The industry is ripe for change which is needed in a world with more uncertainty than ever before.

This is where Ben Francis EXP is born, I am a here to provide certainty within uncertainty. Putting clients at the heart of my business, building strong relationships looking out outcomes and the right journey to get them there – a very much a value before victory approach! What we focus on is the process in finding you the right buyer. By nailing this down and my experience over the last 6 years I have put together a process that enables this. The right process, the right buyer, the right price. There is no compromises, over promises or telling you what you want to hear in order to win your business. We are 110% committed and we are looking to work with the same in sellers and buyers.

This is not a put your finger in the air, guess the price and put your property on Rightmove – this is not me. According to data almost 90% of enquiries that come from Rightmove do not go on to buy. All though this is currently the biggest marketing in the portal in the UK, if you are only appealing to 10% of your audience do you really believe you are going to get the best buyer for you home?

What we specialise in is finding buyers by what we refer to as Open Houses/Event Strategies – this is a one a done approach. No mid-week viewings, no timewasters or fridge openers, none proceedable buyers. All buyers are fully vetted, in a position to purchase – which is a matchmaker’s heaven!  Estate Agency is made some much more difficult than it needs to be. With this streamlined approach not only is it convenient for families with all viewings back-to-back on open day which means you can head out with the family for the day but also when looking a data you will maximise your equity by having competition from competing buyers.
